A real estate agent, real estate broker or real estate sales agent is someone who actively promotes buyers or sellers of real estate. In the most basic sense, a real estate agent is an individual who acts on behalf of a seller or buyer. While an agent may work independently, most often an agent works for a licensed brokerage under a real estate agency to represent prospective clients. There are many different types of real estate agents and many different types of brokerage houses. The following is an informative glossary of the most common types of agents and brokers:


- Brokers are typically a one-stop shop for buyers and sellers. They are independent sales agents who have the knowledge and experience necessary to complete a successful real estate transaction. Many times a buyer will make a list of possible homes they would like to view in a certain area and a buyer's agent will locate these homes, contact the owners and/or agents of other homes and show them the properties. In a dual agency situation, two real estate agents may be working at a time on a particular deal. In this situation, the buyer would present the listing to one agent while another agent contacted the secondary agent on a deal to show the home.


- Realtors have the job of locating and presenting properties to potential buyers. In today's market, it is often more effective for a real estate agent to be a buyer's agent as opposed to a seller's agent. This is due to the fact that it is often more difficult for sellers to find motivated buyers and often sellers do not make an effort to sell their home. Buyers often also do not have as much money as they would like to pay a seller and often it makes more sense to pay a buyer a slightly higher rate than it would to pay a seller directly. - The real estate agents who are members of the National Association of Realtors (NAR) are considered part of the larger professional real estate community. They are very experienced in the sale of property and can usually sell homes at a better price than local realtors. However, many local realtors are not registered members of the NAR and thus they may be able to sell homes for less. In addition to being able to find great deals on homes, members of the NAR must pay a large annual fee to the association which helps support the NAR's national real estate marketing activities. - Real estate agents who work with a bank or mortgage company in the purchasing process will not earn as much as an independent broker. These brokers typically earn a percentage of what the home sells for. However, many real estate agents choose to become brokers first and then work with a lender to purchase the home directly. This allows the agent to earn a commission on every home sold. While it can be more difficult to earn a six figure income working directly with a lender rather than a bank, the agents who work for banks to earn more overall.


As you can see from this short article, there are many different factors that can play into whether or not agents earn the six figure income that they are seeking.
